The Old Customs House, Mudeford Quay, is fantastic from the moment you walk in. A spacious, comfortable lounge and very well equipped kitchen diner. The bedrooms have ample hanging and storage space and the beds were extremely comfortable. Views of the sunrise in the morning from the main bedroom are worth waking up for. We had a brilliantly relaxing week on the Quay, thank you.

We booked to stay at The Old Customs House knowing the area well, having visited on many occasions and having a great fondness of the location and the relaxed environment it offers to families for example. We were very comfortable at The Old Customs House, and the amenities within the house suited our stay very well. We loved being located on the Quay with the ability to just walk out simply to stand by the water, walk along the beach and enjoy the various hospitality establishments within walking distance. Another key point was being able to charge an electric vehicle very close by on the Quay. Our hosts Jane & Ian were very receptive, responsive and made us feel comfortable throughout our stay. Parking outside the house was also very helpful. We would return to Custom‘s House as a fun location to stay in Mudeford.

We have had another excellent few days stay at 'The Old Customs House' and greatly appreciated the welcoming card and bottle of wine. It is such a pleasure to find somewhere to stay that is so comfortable and well equipped. Despite the temperatures outside, we were very warm and cosy inside and the views from the cottage are wonderful, especially the dramatic sunrises over the Isle of Wight we watched from the bedroom windows. With delicious meals at the very friendly Haven Inn opposite the cottage and the fresh fish we bought from the shop on the quay, we ate well every day after lovely walks along the sandy beaches and on Hengistbury Head. Jane and Ian could not have been more helpful and we really look forward to coming back in the near future.

The Old Customs House is a charming place to escape to and makes a fantastic base for anyone looking for a short winter break; so warm and cosy. An extremely well appointed kitchen and bathroom which has been fitted to a high-end level; always a delight to have a fully functioning and easy to operate hot shower, which was extremely high spec. 

Spotlessly clean throughout and ideally located for a bracing walk along the magnificent beaches. Great food offerings, we particularly like the King's Arms Christchurch, where the meals are all great value with lovely choice.

We had a wonderful stay at The Old Custom House. Furnished to a high standard with everything you could ask for to make this the perfect holiday retreat. We loved the beautiful sunrises & sunsets & were lucky enough to see Otters in the harbour! So many walks on your doorstep that encompass some fabulous views. Our third time visiting this beautiful cottage. Almost don’t want to leave a review so we can keep it our secret! But credit where credit is due! Fantastic, cosy, inviting cottage with every luxury - and you cannot beat its location at the end of the quay. A real home from home - with better views. You cannot beat a Mudeford sky and seascape from this lovely cottage.  We have stayed here in summer and October and enjoyed the offerings of each season, equally. Always so much to do in this part of the world but the real treats are what is on the doorstep. We paddle board, kayak and body board, enjoy the pub and its sundowner terrace and the wonderful eateries in walking distance. And talking of walks - Hengistury Head loop and Highcliffe castle are our faves.  We are planning our fourth visit. Shh!

Just returned from a fabulous week staying at Old Customs House on Mudeford Quay.

Superb location, right on the quay, easy access to Avon beach and ferry to Mudeford Spit.

Great range of activities available locally, along with places to eat all within walking distance.

Hosts are extremely welcoming, cottage was wonderfully clean and well presented on arrival. Kitchen is fully equipped with everything you need for a week away. Bedrooms and living room were really comfortable, views from bedrooms was stunning. 

Fabulous sunrises and sunsets. 

Highly recommended, we are already looking to return.

This was our second stay at The Old Customs House on Mudeford Quay. We love the location as it is ideal to take our Labrador swimming on the beach. Lovely dog friendly cottage

We stayed at the Old Customs House for 3 nights. Felt at home as soon as we walked through the door.  

Spacious and well appointed with all creature comforts with the advantage of free parking, one of the best cottages we have stayed in. 

Located on the picturesque Mudeford Quay, a few seconds walk from the pub, cafe and ferry, and a short stroll from dog friendly beach. Stairs are steep but manageable.

We had a lovely Sunday lunch at the Woolpack in Sopley.  We hope to return

What a wonderful spot and Jane and Ian could not have made us feel more welcome. A cosy fully equipped cottage, with all the creature comforts of home. Only a 30 second walk from the passenger ferry, the pub, the cafe and the fresh fish shop. You're also less than five minutes walk from a fun playground and the sandy beach, so great for children as well. Cannot recommend highly enough.

Perfect property in perfect location with friendly, helpful hosts.  Nicely furnished & tastefully decorated holiday home with parking on your doorstep. Really well equipped with all the kitchen equipment you could want including cleaning bits & pieces to help you keep it clean for your stay which is a nice touch. Also things like nice quality crockery & good selection of nice glasses, and a corkscrew !  Great to have the dishwasher, washing machine & lovely big fridge freezer, & oven is easy to use.  Good TV's, comfortable sofas & lighting for night in watching a film. Good quality towels, good shower & nicely lit modern bathroom. Very nice bedding & really comfortable beds, lots of storage space & lots of sockets including very useful USB sockets. Nice big outside space with lots of seating - great sun trap & great people watching. 

Location is perfect, so nice to wake up to the sunrise across the quay & to have the sunsets while evening crabbing. Ferry across to Mudeford sandbank/Hengitsbury Head literally on your doorstep, playground and field for football a few minutes walk away, corner shop a few minutes more walk. Avon beach & the Noisy Lobster no more than 10min walk. The Fish Stall is opposite with fresh fish daily - & bait for crabbing too. Short drive away are Christchurch, Highcliffe Castle, Adventure Wonderland & pick your own where we got amazing strawberries. 

We ate at the Noisy Lobster, the Sundowners Terrace opposite,  at James and White in Christchurch and had takeaway from China at Lees (3min drive & 10min wait from ordering). All good. We ate in the other nights which was easy and relaxing with such a well equipped, nice eat in kitchen. Fish from the Fish Stall was lovely - especially the mussells which were huge & really tasty - & cooked in minutes. 

We really loved our holiday at The Old Customs House, it was everything you could want from a break by the sea, and more.

A modern kitchen and huge TV do not detract from the old world character of the place, with its original exposed beams and solid, cozy feel.

My family and I were fortunate to have been able to book 2 weeks at the Old Customs House over the summer and couldn’t have asked for a better home away from home to enjoy. The location is perfect- in prime position on Mudeford Quay- giving us immediate access to the beach, Haven House Inn, the fabulous Noisy Lobster restaurant not to mention affording us endless hours of people watching and beautiful sunsets sitting in the enclosed front yard. The house has been recently renovated and frankly the online photos don’t do it justice, it is far more spacious and charming in real life. Jane and Ian are gracious and accommodating hosts who ensure every detail is thought out and we are very grateful for the wonderful staycation. This is the second Mud Huts property we have rented and we cannot wait for the next trip.

We couldn’t recommend a stay at The Old Customs House more. It is beautifully furnished throughout with luxurious finishing - not least the giant television screen and well appointed kitchen. The owners have put a lot of care into making this place special. However the location makes this place truly magical. The sea, the harbour, the light, the enormous skies, the space - so relaxing and beautiful. We were on or in the water every day - any weather - with SUP, kayak, windsurf a short walk away, and then enjoyed some wonderful day trips exploring from all that the New Forest has to offer, our favourites being Brownsea Island and Moors Valley for the high wires and nets. 

There are some very special places to eat - in walking distance. You don’t need a trip abroad when you have a place like this to visit. We are coming back.

The Old Customs House is even better than in the photos! We have just enjoyed a lovely 3 night stay (May 4th-7th 2021) in The Old Customs House. The property is newly renovated to a very high standard, spotlessly clean, with all mod cons and home comforts. Parking is immediately outside of the property. The generous, picket fenced, paved area outside the front of the house has wooden dining tables and chairs and enjoys the morning sunshine. This really is a fabulous home owned by thoughtful, professional super hosts. We experienced good communication from the initial enquiry right through to checking out. What more can I say other than ‘thank you’ Jane and Ian, we had a lovely holiday, and I hope that readers will find this review helpful.

Just back from a fabulous, relaxing week in The Old Customs House. The cottage was a delight, with everything you could need to make it a home from home and which is so often lacking in holiday accommodation - the kitchen was actually better equipped than ours at home! So rare to find a high quality, pet friendly let, with even dog bowls and dog towels provided. Spotlessly clean, larger than we thought, wifi & TV in the bedrooms (a must with 2 teenagers), huge porch to store all our gear and a spacious & fully enclosed yard area for the dogs to lie in the sun and for all day people-watching opportunities. Couple that with sea views and an unbeatable location for easy watersports access and what's not to love? Jane & Ian were charming and helpful hosts and we hope to return.

Everything is well thought out, the lounge is very comfortable, the kitchen is well equipped, and the bedrooms are spacious with lots of storage. 

The space at the front of the house is a lovely place to sit.

So much to do right on your door step, Pub, fresh fish stall and ferry over to Mudeford spit and beaches right on Mudeford Quay. Dog friendly. 5 star experience from start to finish. Great communication throughout from Ian and Jane, perfect hosts! The cottage is in a perfect location on the end of the quay and beautifully presented. It’s ideal for crabbing, fishing, beach trips, boating and has a lovely playground for the kids. It’s got everything you’d need and more! A very comfortable and cosy stay, will definitely be returning!

We were looking for somewhere relatively quiet relaxing and away from our normal chaotic life, here we found it. Next to a beach a cafe and a bar what could get any better. We would highly recommend this cottage for a break from reality. Extremely clean and tidy, comfortable and quiet, great for beach walks with our without the dogs. There's a short ferry trip across the water to another beach should the fancy take you. Will definitely be returning hopefully soon.

An amazing cottage in a lovely location right on the quay. Great for just sitting and watching the world go by, but also a good base for exploring the local area. Enjoyed some lovely walks around Hengistbury Head and along the beach as well as travelling further afield. Close to pub and restaurants, but we chose to go back to one of our favourite pubs - The Oaks in Highcliffe. A beautiful and well equipped cottage that was a real home from home. We will definately be back!

We wanted a short break by the sea in an area where we could get about by bicycle and the house was perfect for this. It has a very high quality interior and the location and views were great. The hosts were very easy to deal with and I would highly recommend a visit.
