Description
Originally a working fisherman’s cottage, Waterside has recently been completely refurbished. Waterside provides stunning views and direct access from the tidal creek to Christchurch Harbour. Accommodating a maximum of seven adults, it is a perfect venue for families keen on water sports, cycling, walking, bird watching or just wanting to relax.
Living Area
There is a good size open plan lounge with wide views of the harbour, comfortable seating, smart TV and BOSE speaker. To the front is a paved patio area with table and chairs providing an ideal spot to watch the world go by and marvelous sunsets. The perfect spot for a morning coffee or evening sundowner. Off the lounge is an entrance lobby and a large shower room, ideal for anyone coming off the water.
To the rear is a fully equipped kitchen including double fan ovens, induction hob, extractor fan, fridge/freezer, dishwasher, washing machine (with a tumble dryer under the stairs). The large ‘farmhouse’ table comfortably seats eight with patio doors leading out to an enclosed courtyard allowing for inside or outside dining.
Bedrooms
The property has four bedrooms. On the first floor are two master bedrooms with super king beds; both have ceiling fans for those sticky summer nights. The rear bedroom is double aspect with views of the harbour and gardens and is adjacent to the family bathroom. The front bedrooms have views of the harbour, a balcony and a large en-suite shower room.
Bedroom three is on the ground floor and has a king size bed. This room has a window looking out on to the back courtyard and has access to the downstairs shower room and would be suitable for anyone who prefers not to the use the stairs.
Bedroom four is on the second floor and offers wide views of the harbour. With a single bed and a desk by the window, this room allows a quiet space for anyone who has to keep in touch with work or has studying to complete. By arrangement this room could accommodate two children.
General
The harbour can be accessed by the slipway and there are kayaks and a paddleboard that can be used at your own risk. There is a table tennis table for outside use and adequate space for guests to safely store bicycles, kayaks, jet skis, etc.
There is off road parking for two vehicles to the rear of the property.
There is a large Sainsbury’s and Waitrose and numerous local shops all within a five minute drive.
Mudeford & Christchurch
Fishermans Bank is its own local haven where you can relax and take in the views. It is a level fifteen minute walk from Mudeford Quay and a level twenty minute walk into Christchurch. The adventurous can even kayak into town!
The Quay – a busy spot to watch the fishing boats and famous orange RNLI boat come in, visit the fresh fish stall or the Haven House Inn pub and café for refreshments, or even partake in a spot of crabbing! It is a fifteen minute walk.
The Ferry – pick up point is from Mudeford Quay and this short hop takes you over to Mudeford Spit where the famous beach huts are located. Once over on the spit find a white gold sandy beach, food offerings and stunning views from the top of Hengistbury Head. It is a fifteen minute walk.
Avon Beach – stunning stretch of sandy beach along the entirety of Christchurch Bay, featuring the fabulous Noisy Lobster restaurant and additional cafés as a great pit stop for refreshments along the way. It is a twenty minute walk.
Highcliffe Castle – a beautiful Grade 1 listed building best known for its famous resident Harry Gordon Selfridge, the renowned founder of London based department store Selfridge’s. Based within walking distance, Highcliffe Castle offers both stunning architecture and history. The tea rooms offer delicious refreshments or, if you would prefer, picnics are also welcome in the castle’s beautiful gardens. It is a thirty five minute walk.
Stanpit Marshes (opposite the cottage) – here you will find one of the most stunning nature reserves in the Dorset area. The marshes are an amazing stretch of wetlands and wildlife, where the wild New Forest ponies live. Over the summer months, you may even catch sight of some newly born foals! It is a five minute walk or five minute kayak!
The Priory – the largest church in England that is not a cathedral. A breath-taking place to visit, to then wander down onto the Town Quay for a coffee or even fish and chips! It is a twenty minute walk or a ten minute drive.
Norman (the Constable’s) House – castle ruins with remains of the keep and 12th Century, riverside house with a rare Noman chimney. It is a twenty minute walk or ten minute drive.
Christchurch Castle – a Norman Motte and Bailey castle, situated on the river Avon. It is a twenty minute walk or ten minute drive.
The Monday Market – A fabulous weekly market held every Monday in the traffic-free High Street and Saxon Square from 9am to 4pm. It is a twenty minute walk or ten minute drive.
Beryl Bikes – download the app and go cycling to explore this beautiful location. Pick up stations are within a five minute walk.
Food & Drink
The Jetty – fine dining on the harbour front; a ten-minute walk.
The Upper Deck – relaxed brasserie with alfresco terrace; a ten-minute walk.
The Haven House Inn, The Nelson, The Ship in Distress and The
Rising Sun are all local pubs with good food and atmosphere. They are all between five minutes and twenty minutes walk.
The Beach House – beach bar with drinks and a selection of cuisines. A fantastic place to spend the day; fifteen minute walk and a ten minute ferry.
There are numerous restaurants in Christchurch, which is a twenty minute walk or ten minute drive/taxi.

Our 3-night stay at Waterside was just divine. The property is light and airy and the layout is very well thought out. Outside seating back and front, multiple bedrooms and bathrooms means that a party of 7 could be accommodated without getting in each other’s way. I particularly liked the large kitchen table which was a great place to congregate. Parking was offsite and secure. Views from all windows were so relaxing, we could not be closer to a body of water without being in a boat! There is lots to do in the area. The hosts left a very welcome card and gift and high quality information on all we needed for our stay. All the touches were much appreciated and Mud Huts were very responsive.
If you want to visit this area, I highly recommend this property.

A beautiful and spotlessly clean property in an ideal location for a relaxing holiday, none of us wanted to come home. Bedrooms were very large and the beds super comfy. Everything was catered for and the use of the kayaks was a great bonus.
Have used Mudhuts several times before and have always been very well looked after, Any queries answered quickly, will definately be using again and hopefully staying at Waterside again soon.

Fantastic accommodation, clean and spacious, with everything you'll need. Worked so well having a ground floor bedroom for my parents for whom stairs aren't easy. Stunning views from the upstairs bed rooms and lounge. Amazing location on the estuary, very calming, gorgeous sunsets, and lovely sun trap courtyard at the back. A great spot to explore Dorset from, and just relax at. Mud Huts were super helpful too.

It’s a great place to stay

It’s a great place to stay, ideal for three adult couples and because of the downstairs bedroom and shower room perfect if stairs are an issue for one of the couples. The large kitchen is good for enjoying family meals, with plenty of crockery, glasses and cutlery and space for cooking. The view from the sitting room and the upstairs rooms is gorgeous with lovely sunsets if your lucky. Jane is a great host, the house guide is packed with brilliant suggestions and a high level of useful information. Beds are comfy too.

The bedrooms are very large and the beds exceptionally comfy. We all really relaxed and slept so well!
We found the kitchen had everything we could have possibly needed, and catering was made easy.
The views from the front of the house are stunning, an ever -changing picture of natural beauty, from one of the most beautiful spots on the South Coast.
We particularly loved watching the sun set, and seeing all the animals in their natural habitats from the comfort of the house. My young son and I spent early evening and early morning being mesmerised by all the different animal sounds we could hear, from fish jumping to birds calling.
The number of different bird species we saw was amazing and the Kayaks were an absolutely brilliant addition.
We Kayaked to Mudeford Quay for Breakfast and some crabbing, just perfect.
We will definitely be back.
I'd also like to call out how extremely helpful and accommodating all the staff have been from MudHuts! No request was too trivial and there was someone on hand night and day. First class service all round!

Perfect!
We were hoping to find a wonderful property! Well, we were certainly not disappointed on any aspect. We were warmly welcomed by the owners as we arrived and they were most helpful. The house offers very generously proportioned accommodation finished and furnished to a very high standard in a fabulous position on the water’s edge. Three of us stayed for three nights and were joined by our daughter and family for one night to make seven in total and we found everything we could possibly have wished for. Our stay was all too short, but we really enjoyed our time at Waterside. Location, facilities, accommodation, ambience…perfect! Thank you for a great experience.

The most beautiful setting, well equipped, well maintained and perfectly positioned for our needs. The outside patio provided a lovely space for our operators to relax after the hard work, which they were in the area for, which was essential. Mud Huts provided some welcome beers for our operators which were so welcome too! Such a nice touch that was unexpected and much appreciated. There were no issues with any facility provided in this accommodation and we would go out of our way to recommend both the ‘Waterside’ and ‘Mudhuts’. Thank you, Jane & Ian, for everything.
